One of the first people on your team should be someone to help you select a Real Estate Agent and help you through all the decisions and steps along the way. There are lots of Agent Selection Services out there, however most are websites that Agents subscribe to, versus using a professional experienced Agent Selection Team member also known as a Vendor Advocate. They will help you with research, shortlist and interview Agents and be there for the decisions along the way. This service is normally free to the seller as the Selected Real Estate Agent will remunerate the Advocate from the Sales Commission. If you are also buying you may wish to discuss the option of a Buyers Advocate to help you find your next property.

So, when you are thinking of selling, chat with your broker to see if there is anything you need to consider before you sell. What are the figures for your next purchase, do you have another property secured to the property you are selling? These are some questions you may wish to cover off. Conveyancer A good Conveyancer is particularly important. Knowledge, speed, and communication are integral to reducing stress and avoiding delays. Your Conveyancer works for you and has a legal responsibility, however there are some cheaper mass production Conveyancers who can generate the paperwork but may not be easy to communicate with and do not provide good sound advice. They are talking to more buyers than anyone, so you want the person who will ask the right questions, be positive to buyers and provide excellent knowledge and feedback.

 

Mortgage Broking

Having a knowledgeable Mortgage Broker who understands your next step and possible planned future steps is important. With lenders changing policy, criteria, and pricing so often any decision to sell or buy or swap securities is important before you take those steps. So, when you are thinking of selling, chat with your broker to see if there is anything you need to consider before you sell. This may also allow the Agent to be prepared for anything raised by a buyer’s inspector as you will have the time to find quotes or information relating to any issues identified.
