I have a Pre-Approval for Finance. Do I still need a Finance Clause?
Yes you should still have a subject to finance clause as a preapproval is not a formal approval. Many preapprovals still have conditions like, subject to valuation and acceptable security, possible verification of income or other items. Also with some lenders the preapproval has not actually been reviewed by a person. Important if you are buying at Auction you are not able to put in subject to finance so ensure your finance has been actually assessed by your lender.

I have worked out my own figures. Why are mine different to a lender or conveyancer
There are often adjustments and other govt fees. These are in addition to Purchase Price - Deposit + Stamp Duty + Legal fees. These can only be determined after all the funds have been reviewed. i.e council rates, water rates, body corporate adjustments are some of the items that can vary the figures. You need to rely on your conveyancer to work through these with you.

I have just attended my final inspection, and something is not working/is broken. What do we do now?
Chat with your conveyancer and explain clearly what the issue is and then a discussion / negotiation can take place to see what can be done with the vendor and the agent.

My partner has received the FHOG previously, can I still get it?
This depends on if they are going on the property as well. If they are going on the title the current terms of any FHOG is any purchaser cannot receive the FHOG again. Please refer to the website or chat with your conveyancer. https://www.sro.vic.gov.au/first-home-owner

Can I move in earlier/settle earlier than the settlement date in the contract?
You can only request a licence agreement if you wish to move in earlier and this is a negotiation, and you will need to discuss with your conveyancer.
