There are many advantages of being a landlord and property investor such as:
- You own property – an asset that can be sold, borrowed on and essentially increases your net worth.
- Income – rental properties generally offer an income. Depending on the property and its location, the income will vary; it’s essentially a passive income for you. You may be required to maintain the home, however, the monthly rental payments generally cover that.
- Homes generally increase in value – this means that as you own the property it will appreciate or become more valuable. It’s not guaranteed, however. As the property increases, you can increase rent depending on your goals, your tenants, and the market.
- There are definite tax advantages to owning rental properties – depreciations and deductions etc.
- You can refinance your loan if interest rates change – which may provide further tax benefits and financial savings.
But then….. Something unforeseen happens, like COVID, lockdowns, interest rate rises month after month, and your personal circumstances may change. You start seeing the disadvantages of being a landlord, like:
- Properties don’t always increase and you may end up breaking even, or worse, losing value.
- There is also the problem of finding tenants or having to deal with problematic tenants.
These are probably the 2 biggest reasons we have had several landlords reach out to us in recent months.
The change in the market, the loss of immigrants, the downturn perpetuated by incessant rate rises have seen a lot of people suffer from financial stress. Some landlords are wanting to sell, to ease the pressure and pain they are feeling right now.
